Do Mortgage Brokers Actually Get Clients From Social Media? Here’s What Really Works

March 31, 2026•8 min read

Social media doesn’t fail mortgage brokers. Doing it without a clear strategy, consistency and support does.

If you’re a mortgage broker, you’ve probably asked yourself this at least once:

Is social media actually worth my time?

Between client calls, paperwork, kids’ schedules, and trying to keep up with life… posting on Instagram or Facebook can feel like just another thing on an already full plate.

You post once or twice.
Nothing really happens.
And you start wondering if it’s even worth it.

You’re not alone.

A lot of mortgage brokers feel this way.

But here’s the truth:

Social media does work.

Just not in the way most people think.

Why Most Mortgage Brokers Think Social Media Doesn’t Work

I didn’t start my career thinking social media would ever be part of it.

I started in underwriting at Genworth Financial Canada back in 2005. Everything was guidelines and policies.

Then I became a mortgage agent in 2010, and my business was built the traditional way referrals, relationships, and being available.

Social media? It felt like extra.

And honestly… when I first started posting, nothing happened.

No messages.
No leads.
No clear results.

So I get why so many brokers feel like it doesn’t work.

Because if you’re posting randomly, without a plan, and expecting instant results… it won’t.

Back then, social media was very different than it is today, especially in the mortgage space.

In 2010, it wasn’t really being used as a business tool the way it is now.

You weren’t building a personal brand.
You weren’t creating content around specific mortgage topics.
And you definitely weren’t thinking about strategy or consistency.

It was more about being present.

Posting here and there so people knew you were still in business… like the lights were on.

Now, social media has completely evolved.

It’s not just about being visible.
It’s about being intentional with what you say, who you’re speaking to, and how consistently you show up.

What I Hear on Almost Every Discovery Call

One of the biggest misconceptions I see is this…

We think people aren’t watching.

We think because they’re not liking, commenting, or messaging us… nothing is happening.

But they are watching.

Almost every discovery call I get on, I hear some version of this:

“I saw your refinance post… and it made me think…”

And the thing is… they’ve usually been watching for a while.

They didn’t engage.
They didn’t say anything.
But your content was working in the background.

That’s what social media actually does.

What Social Media Actually Does for Mortgage Brokers

Social media isn’t about one post going viral.

It’s about:

  • Building trust

  • Staying top of mind

  • Reinforcing your credibility

  • Supporting referrals and repeat business

I’ve had clients reach out after months of watching.

Not liking.
Not commenting.
Just watching.

And when they were ready?

They reached out.

I’ve had past clients message me saying:

“I keep seeing your posts… I think it’s time we look at our mortgage again.”

And I’ve had referrals come in where the client says:

“My friend told me to call you… and I checked your Instagram first.”

That’s what social media really does.

It doesn’t always create the lead.

It validates you before the conversation even happens.

Visibility Isn’t About Posting More

Visibility isn’t about posting more.

It’s about deciding to be seen.

Because whether you realize it or not… when you show up online, you’re leading.

You’re leading your clients.
You’re leading your community.
And you’re even leading other brokers who are watching you and thinking,
“Maybe I could do that too.”

And the ripple effect of that is bigger than most people think.

One post turns into a conversation.
One conversation turns into a client.
One client turns into a referral.

But none of that happens if you stay invisible.

The Ripple Effect Most People Don’t Talk About

Visibility creates a ripple effect.

Not just in your business… but in your life.

When you consistently show up, you’re not just building a pipeline.

You’re building stability.
You’re building predictability.
You’re building a business that doesn’t rely on chasing the next deal.

And that ripple carries into everything else.

Less stress.
More presence at home.
More control over your time.

Because you’re no longer wondering where your next file is coming from.

Where Most Mortgage Brokers Get Stuck

Then the next question is always:

“Okay… but where do I even start?”

Because it feels like a lot.

Posts.
Stories.
Reels.
Lives.
Different platforms.

It’s overwhelming before you even begin.

So most people either:

  • Overthink it

  • Try to do everything at once

  • Or don’t start at all

But the problem isn’t social media.

The problem is trying to do too much… too fast… without a plan.

What Actually Works (From Real Experience)

What I’ve found works best is this:

Pick one platform.
Pick one type of file you actually enjoy working on.

And start there.

For me, that’s refinances.

So I talk about refinances… a lot.

Not because I don’t have other files…
But because that’s what I want more of.

And now?

A lot of my refinance inquiries come through direct messages.

Not from one post…

But from consistently talking about the same thing over and over again.

The Simple Way to Build Momentum

Instead of trying to do everything, do this:

Start with one platform. Let’s say Facebook.

  • Start by posting once a day

  • Get comfortable with that

  • Then work your way up to two posts a day

Once that feels easy:

  • Add in stories

  • Then add one reel a week

  • Then build from there

You don’t need to do everything right away.

You build into it.

Why This Works

When you consistently talk about one type of file…

You start to get into your client’s head.

You start speaking to:

  • What’s keeping them up at night

  • What they’re worried about

  • What they’re confused about

And over time…

They start to associate you with that solution.

The Power of Repetition

One of the biggest mistakes I see mortgage brokers make is thinking:

“I’ve already said that.”

So they move on.

But your audience didn’t see it.
Or they weren’t ready when they saw it.
Or they didn’t fully understand it yet.

Repetition isn’t annoying.

It’s what builds recognition.

The Identity Shift That Changes Everything

At some point, this stops being about “trying” to post.

And it becomes about who you are.

You’re not someone who shows up when you have time.

You’re someone who is visible.

Consistently. Intentionally.

Because you understand that people can’t work with you… if they don’t see you.

And when you step into that?

You stop overthinking.
You stop second guessing.
You just show up.

The Truth About Why Most Brokers Hold Back

A lot of brokers aren’t struggling with strategy…

They’re struggling with being seen.

Because being visible means:

  • People have opinions

  • People are watching

  • People might judge

But here’s the truth…

People are already watching.

The only difference is whether you’re giving them something to see.

Don’t Forget About LinkedIn

Once you’ve built consistency on one platform, then you can expand.

For example, when you move into LinkedIn:

You don’t need to post every day.

If you’re posting three times a week there… you’re winning.

Different platforms require different energy.

What Happens When You Stop Showing Up

I’ve seen the other side of this too.

When you stop showing up…

People stop thinking of you.

Not because they don’t like you.

But because you’re no longer visible.

And in this business, visibility matters.

Especially as a Mortgage Broker and a Mom

As a mortgage broker and a mom, I don’t have unlimited time to figure this out every day.

I needed something that worked with my life.

Not something that added more pressure.

Because I’ve had those moments…

Where I’m on my phone working…
And I miss something important.

And that’s not the business I want to build.

Even If It Feels Like No One Is Watching…

They are.

They just might not be telling you.

Not yet.

But when they’re ready?

They remember you.

FAQ

Do mortgage brokers actually get clients from social media?

Yes but not usually instantly. Social media builds trust and keeps you top of mind so when someone is ready, they think of you first.

How long does it take to get results from social media?
It depends on consistency, but most brokers start seeing momentum after consistently posting for a few months.

What should mortgage brokers post about?

Focus on one type of file you want more of refinances, first-time buyers, or credit repair and consistently speak to that audience.

Do I need to be on every platform?

No. Start with one platform, build consistency, then expand.

Is engagement (likes/comments) the most important thing?

No. Many people are watching without engaging. The real results often happen in private messages and conversations.
